Put simply what are the key regeneration
challenges Nationally we need to
  • Improve economic performance and reduce
    differential across the country
  • Increase long term housing supply and
    affordability

  • Nationally inequality has grown over the last 30
    years and social mobility has slowed
  • Londons economic output per person continues to
    be 40 higher than the North East 37 higher
    than the East Midlands.
  • UK cities continue to under perform compared to
    European and world comparators

  • Globalisation is driving greater competition for
    higher level skills
  • There is concentrated poverty in two to three
    thousand neighbourhoods suffering from weak
    economic base, poor housing and poorly performing
    public services.
  • The revival of deprived areas is hampered by the
    concentration of the poorest people in the
    poorest places.

  • Demand for housing continues to exceed supply
  • Household projections project the number of
    households to grow by 223,000 households a year
    until 2026

  • Housing completions still historically low
  • Although the level of housing completions has
    increased by 30 since 2002, completions are
    still only running at around 180,000 compared to
    expected new household formation of 223,000
    households a year
  • Current credit crunch and housing market
    slowdown

  • As a consequence
  • As demand has grown faster than supply
    affordability has worsened in all regions
  • The lower quartile house price to earnings ratio
    increased from 3.84 in 1999 to 7.12 in 2006.

    by 60 in 10 years
  • 0.5 million households are living in overcrowded
    accommodation
  • Households in temporary accommodation has doubled
    in 10 years

Add the Climate Change Agenda..
  • With 27 of UK carbon emission emanating from
    energy use in homes we need to deliver greener
    and better designed housing to minimise the
    impact on the environment
  • We also need to deliver better designed homes
    that are better linked to key infrastructures
    such as schools, transport and healthcare.

regions and reduce disparity between them?
