Five Ways to Spot an Untrustworthy General
Contractor
  • A general contractor is your project leader, the
person who puts together a team of workers and
subcontractors for you to work on your home
improvement or construction project. Be wary of
anyone who offers to work without a contract or
upfront money. Even if hes the best in the
business, there will be problems down the road
that could ruin your remodeling experience. You
do not want a bad experience.

Five Ways to Spot an Untrustworthy General
Contractor
  • 1. He provides vague answers or no information.
If your general contractor glosses over questions
about his experience and training or avoids
answering them entirely, thats a red flag - he
may be trying to hide something. If he is
evasive, cold, or just plain rude when
communicating with you throughout the job, there
will likely be additional issues later on.
Working with people, one must have mutual trust
and respect for the success of the project
overall. Also, be wary of anyone who doesnt
provide references upon request or fails to show
up to meetings he has scheduled.

  • 2. Try and ask for references from previous
clients. Past job sites are almost like an online
resume for a general contractor theyll give you
an indication of how someone has performed in the
past on similar projects as yours. Check out any
job site after its finished to see how clean
things are done. With the wonder that is called
the internet, you are also able to check work
samples probably from Google through reviews
posted or other social media sites such as
Facebook, or even Instagram. With the social
media sites, you could also see the comments and
    gauge from the reviews.

  • 3. In the current market, due to shortages
experienced, most contractors will ask for an
upfront payment, to be able to secure the items
in good timing. For instance, a 50 upfront
payment, 25 on the second draw, 15 on the third
draw, and 10 on the final payment. Though this
depends from job to job, depending on the
materials and the current market prices. The best
way to avoid being tricked by a general
contractor with no experience is by asking
    questions.

Contractor
  • If your concerns are ignored or brushed off as
unimportant, you may have found yourself working
with someone who isnt willing to communicate
openly. An example would be if he offered to do
plumbing, electrical, carpentry, masonry work all
at once without knowing how much its going to
cost him yet or if hes able to find a plumber
who will give him an estimate based on the work
    he plans to do.

  • 4. Never hire a general contractor who will not
sign a contract or who tries to push a verbal
arrangement that youre expected to honor. This
is a recipe for disaster. Its much better to
move on to another general contractor at this
point. If hes asking you for 1,000 to start the
job and then wants another 2,500 when its
finished (a common scheme), dont do it. You can
also ask him for full payment before starting
work if that makes you feel more comfortable.

  • 5. Look into general contractors who have their
insurance policy for their employees and
subcontractors wholl be working with them on
your home project. Suppose anyone is injured
while working on your property, and a general
contractor doesnt have his own workers
compensation insurance paid out by someone else.
In that case, they could walk away from the job,
leaving you with an unpaid bill but no one to
help finish it. At the very least, this cost
should be in the contract, so there are no
    surprises.

  • Keep in mind that general contractors who operate
with a high degree of integrity and honesty
almost always have a busy schedule, so you should
be patient when waiting for an estimate or final
bill to come in. Consider any delay caused by the
large number of people wanting work done on their
homes during these trying economic times. When
hiring a general contractor, make sure he knows
    your expectations, both professionally and
personally, and ask him about his experience with
projects like yours before giving him the job.
The more specialized your project (like building
a new home), the more critical it will be for you
to find someone who has experience in this area
    specifically.
