Solicitor?
As a relatively old person, 53, Ive moved house
several times now, and I am well versed in the
conveyancing process from the point of view of
the user, i.e. the person buying or selling the
property. Casting my mind back, when I was a
first-time buyer, I remember being incredibly
confused about the process. Today, I am going to
explain the conveyancing process from the point
of view of the user. Im doing this in the hope
that young people will read it and will find my
experience useful. The first step in the process
is always to locate a conveyancing solicitor.
Some people will tell you to always use the same
one, and thats fine if you're staying within the
same area. However, Ive always found it better
to use a conveyancer local to the area that
youre buying. For example, I last bought a house
in Hammersmith, and I was moving from Plymouth.
Rather than using a Plymouth based conveyancer, I

2The reason for this is simply that I find it
easier. First, they can often know things about
the local area that other solicitors dont, and
this can help ensure that the process is more
thorough. For example, I once lived in
Southampton and that city was heavily bombed
during the Second World War. My conveyancer
solicitor understood the importance of verifying
that there were no bombs dropped on or near the
property (there werent it was a 1890s house,
but it could have had a bomb in the garden).

issues. Once you know that you need a solicitor
located in a certain area, you now have to find a

There are plenty of review sites out there, and
even The Law Society may be able to make
recommendations Ive never had to do this,
fortunately. Once you have engaged the
solicitor, its important that you give them a
nudge every now and again. They're very busy
people, and the adage out of sight, out of mind
is often true of the profession! A little email
here and there, a quick phone call, and you
should ensure that the process is kept rolling.
Try not to be overly aggressive with the contact
though. You might end up getting on their nerves.

4Finally, remember that you need to get used to
seeing the hefty bill. I bought a property in
Hammersmith, so you can only imagine just how
much the stamp duty was on that! Moving house is
very expensive, and theres little you can do
about that, so try not to let it get to you. If
