Property inspection checklist in India

Description:

A Property inspection is exciting because it is the first chance that the buyer gets to step into the house before completing the purchase. It is also important because it is the time for the buyer to find out serious flaws in the building, its interiors, foundation and exterior and ask the seller to fix them or even allow the buyer to walk away from the deal unscathed. Lastly, it can be tiring when too many things have to be checked upon. A home inspection is only a chance that the buyer gets to visually examine and ascertain the home’s overall condition. This activity can turn into an exhausting one if the buyer has to check too many physical aspects of the home. This is when a home inspection checklist comes in handy. – PowerPoint PPT presentation

  • A Property inspection is exciting because it is
the first chance that the buyer gets to step into
the house before completing the purchase.
  • It is also important because it is the time for
the buyer to find out serious flaws in the
building, its interiors, foundation and exterior
and ask the seller to fix them or even allow the
buyer to walk away from the deal unscathed.
  • Lastly, it can be tiring when too many things
    have to be checked upon.
  • A home inspection is only a chance that the buyer
gets to visually examine and ascertain the homes
    overall condition.
  • This activity can turn into an exhausting one if
the buyer has to check too many physical aspects
    of the home.
  • This is when a home inspection checklist comes in

Property Inspection Checklist - 1.Check for
leakage and water leakage
  • Although roof leaks are usually not a problem in
apartments, water leaks that cause dampness on
walls can be a serious problem.
  • Let's assume , for example, that there is water
leaking from the bathroom floor of the flat right
    above you.
  • It causes dampness on one of the walls of a room
    located diagonally below it.
  • These damps usually get worse over the years and
spread all over the wall , making it ugly and
    damaging the outer covering.

2. Controls of heating , ventilation and air
conditioning
  • Heating , ventilation and air conditioning ( HVAC
) systems are something that we tend to give the
    least importance to.
  • However, hi-end apartments now come with
pre-installed HVAC systems and before you move
in, make sure to check their effectiveness.
  • And always make sure that you know who should
manage all potential services, whether they are
inclusive services offered by the owners or need
to be managed at the expense of the owner.

6
3.Carry out comprehensive crack searches
  • Search for cracks on the walls or ceilings from
the inside and, if possible, from the outside as
    well.
  • Cracks may not be very noticeable, and you may
need to make a special effort to find them, but
    it is worth your effort.
  • They may soon grow to be major problem areas left
    undetected.

7
4.Measure the size of the room
  • Do not leave for your home inspection without
your tape measure measure the length , width and
    height.
  • Apart from checking whether your furniture suits
well, you'll also know for what reason you 'd
    like to use the room.

8
5. Be alert to damaged side and windows
  • This is unlikely to be an problem if you're
buying a new apartment, but if it's a resale,
    test it thoroughly.

9
6.Systems and System Management
  • Apart from the HVAC systems, some other
components do need to be carefully tested, since
they are integral to living comfortably.
  • Search the proper working of water heaters,
    furnaces, chimneys, fireplaces, fire
    extinguishers and sprinklers.
  • Make sure you check the duct network as well.

10
7.Check the pressure of the water
  • Your everyday life will rely on this, so test the
water pressure at each point (both bathroom and
kitchen) and turn it on both of them at once to
see if it affects the pressure at each point.

8. Inspect the plumbing method
  • The backbone of any house, together with
    electrical wiring, is plumbing.
  • To carry out a comprehensive inspection of the
plumbing system by identifying pipe materials and
checking the condition of pipe materials used for
    drinking, draining, waste and ventilation
    purposes.
  • Home inspection will give a true image of the
property you are planning to buy.
  • You can say that it minimizes the risk of your
investment by showing you all the weaknesses
    beforehand.

9.Walls and Ceilings cracks
  • The new home inspection checklist should prompt
the purchaser to thoroughly inspect both the
exterior and the interior for cracks in the walls
    and ceiling.
  • Some of them may not be visible, but it is
important that the inspection is done thoroughly
    to detect them.
  • In order to avoid any heart-aches in the future,
any repairs that need to be done on these should
    be completed.
  • If they remain undetected, they can lead to very
    serious problems in the future.

13
10.Control of electrical systems
  • Main panel, circuit breakers, phase switches,
electrical earthing, fans, lights, exhaust fans
and light fixtures, and wiring, among others,
    must be checked.
  • Ensure that the main panel and the breakers are
    not out of date.
  • The lights and switches are expected to be in
good working condition. All electrical outlet
    points should be properly checked.
  • Every room should have an sufficient number of
    three-pin electrical outlets.
