    Ironwood Rd, west of Ford, east of Lansing.
  • Subject of rezoning to MR-1, but also includes
    some pre-existing GB
  • Attached (townhouse) and detached units proposed
  • Buffers from existing lower density lots
    proposed, per condition of rezoning
  • To be served by Clear Springs Utility Company for
    water and sewer
  • New sewer plant to be constructed to handle
    existing and proposed lots in Village
  • Public streets to be built to county standards.
  • Fire Protection from Pearce/Sunsites Fire
    District

Shadow Mountain 1 - Setbacks
  • Zero lot lines proposed for some lots and 5
    setbacks for others
  • MR-1 zoning districts require 10 minimum
    setbacks, but Zoning Regulations allow for
    reduced setbacks between lots in subdivision
    plats.
  • Buffers from lower density areas proposed with 5
    walls and a mixture of canopy and understory
    vegetation per rezoning condition and MSSVP.

Shadow Mountain 1 Access and Circulation
  • Sidewalks, curb and gutter required by
    Subdivision Regulations for smaller lot sizes (½ acre)
  • TIA review in process by ADOT and County
  • Requirements for improvements to the major
    collectors and intersections with Highway 191
    stemming from this TIA will be considered at the
    final platting stages and subsequent release of
    assurances.

Shadow Mountain 1 Drainage
  • Master drainage study undertaken at developers
    expense for entire Sunsites Village area
    approved by HF
  • A more detailed drainage report for this
    subdivision will be required prior to final plat
    approval

Shadow Mountain 1 Water
  • A determination of water adequacy completed by
    ADWR, as required by rezoning
  • Effluent from WWTP to be used in lieu of existing
    groundwater pumping on golf course.

  • No waivers requested.

Recommendation
  • At their regular meeting on January 10, the
    Commission voted 6-1 (Corey opposed) to recommend
    approval of this tentative plat.
  • Staff recommends approval of the Shadow Mountain
    1 Tentative Plat with the conditions addressing
    issues noted in staff report prior to final plat
    approval.
