A Brief Introduction

• H.O.L.D
• Is an opportunity for many people with long term
  disabilities to find suitable housing which
  better suits their needs. This option is not
  widely available in any borough.
• It makes it possible for people with Long Term
  disabilities to part buy part rent. Becoming a
  homeowner.

• How HOLD works
• A part rent, part buy housing option. Income
  Support pay the interest on the Interest Only
  Mortgage up to 200,000. This is an additional
  benefit on top of any welfare benefits clients
  may be in receipt of.
• Housing Benefit pay the rent and service charges
  on the property.
• There are Mortgage Advocates and one building
  society that is used to process and provide the
  mortgage for people with Long Term Disabilities.

• Currently, potential clients are able to purchase
  properties which are New Build Home Buy (NBHB) or
  Re-sales, the share being resold by a vendor.
• This also includes a Full Repairing Lease. Any
  repairs or maintenance will be the responsibility
  of the Housing Association to provide. An
  additional service charge is added onto the lease
  which is fully Housing Benefit eligible. The only
  responsibility of the HOLD client will be for
  furnishings and decoration.

• When the application form with Housing Options is
  filled out it is then sent on to the HOLD
  Coordinator at in touch. The potential client
  will then be assessed to ensure they are fully
  eligible.
• When accepted on to HOLD, the HOLD Coordinator
  will support the client during the finding and
  purchase of the property. Support will also be
  provided when the client has moved in for a
  period of 3-6 months. The length of support
  provided is based on individual needs.
• In touch will also support the individual through
  any relevant benefit claims ie Housing Benefit.

• Eligibility Criteria is
• Be over 18 years of age. There is no upper age
  limit.
• Be in receipt or eligible for Income Support,
  Incapacity Benefit for at least 39 weeks. Receive
  Disability Living Allowance.
• Have a Long Term Disability Learning
  Disability, Mental Health, Physical Disability.
• Have access to set up costs of about 4000
• Have a clear credit history
• To be currently living in accommodation which
  does not suit the needs of the client.

Conclusion

• H.O.L.D
• Is a fantastic, innovative new housing option for
  people with a long term disability
• offers equal opportunities to people in receipt
  of long term benefits by allowing them access to
  homeownership.
• allows people with a long term disability choose
  where they want to live
• properties are chosen by the client rather than
  having to accept the first available property.
  They do not get put on a waiting list for
  housing, they are able to look at as many
  properties before choosing.
