POOPER SCOOP YOUR DOGS! Dog owners, PLEASE
have your pet on a leash when outside of the
home and pick up after your pet! These rules
will be strictly enforced and offenders will be
fined, and lien proceedings on their property
will ensue if the violations continue. This
serves as the only warning! Neighbors are
encouraged to notify the Board if you see anyone
not picking up after their pet, burying or
covering the waste with landscape dirt or straw.
Please supply the violators name and/or address,
and the date and time of the violation. Send to
the Boards web address rphoa_at_bellsouth.net. Pet
owners, it is inconsiderate behavior to allow
your pets to dump on your neighbors lawn or on
the common areas without picking up behind
them. Please help stop the complaints, and just
do the right thing! SAFETY TIPS Recently, there
have been several attempted home break-ins and
three cars were broken into while parked in the
driveway of the home. If you park in your
driveway over night, Do not leave anything in the
vehicle, especially items of value! Security
hours have been changed to 800 P.M. to 400 A.M.
More homeowners are now leaving their front
porch and back lights on at night. The Board has
also made arrangements with Georgia Power for
additional street lights to be installed at
various locations in the community. NEIGHBORHOOD
WATCH Our neighbor, Cheryl Starks, has
volunteered to organized a neighborhood watch for
the community. If you are interested in helping
with this effort please contact the Board via

xxxxxxxxxxxxxxxxxxxxxxxxxx Seriously delinquent
HOA fees (3 months or more in arrears) or Water
Bills (3 months in arrears or over 150,
whichever is greater) will cause the water to
your home to be turned off. Also, your gate
remotes will be deactivated and your name and
phone number will be removed from the gate call
box. And, there will be a 300 reconnection fee
for the water to be turned back on. The Board
welcomes you to contact us at rphoa_at_bellsouth.net
if you are experiencing a hardship and need
assistance with paying your fees by setting up a
pay-ment plan.
CAR WASHING A Level Four water use restriction,
due to extreme drought, has made it necessary to
prohibit all outdoor water use in the Regency
Pointe community. This includes the washing of
cars. Violators of this restriction place the
HOA in jeopardy of paying costly fines, and of
having the water to every home in Regency Pointe
turned off! (See attached) FYI The Regency
Point irrigation system of landscape sprinklers,
is supplied by water from a well located on this
property. PARKING Signs designating the visitor
parking areas are in place. All residents are to
park in their driveway or garage. Vehicles in
violation of the Protective Covenants of Regency
Pointe will be towed at the owners expense. (A
Tow Inc. 404-577-8950). All extended stay
visitors must have a parking pass placed on the
dash-board of their vehicle. All homeowner
vehicles must have a Regency Pointe sticker on
their windshields. If you do not have stickers or
parking passes, please contact Carol Jackson

please call 911. EDITORIAL To date, there are
seven (7) homes in foreclosure here at Regency
Pointe. Along with the impact this has on our
current, individual property value, this also
translates into seven homes which are not
contributing to the bottom line of the operating
capital for this community. The HOA fees and
water bills are the main source of revenue for
our operating budget. When these fees are slow to
be paid (3 months or more late), it impacts how
our property maintenance vendors (landscapers,
pool maintenance, trash collection, and gate
monitoring, etc.) are paid, ergo, the possible,
if not probable, decline in the appearance of
this community! The legal and administrative
costs required to pursue homeowners and/or
residents who are inconsiderate and constantly
violate the Covenants, also puts an unnecessary
strain on the financial well being of our
Association. This also effects the building of
our Reserve for future major assessments and in
general, jeopardizes the investment that we all
made when we purchased our home. On behalf of the
Board of Directors, I implore all homeowners
and/or residents to obey the Covenants and most
of all, please be prompt in paying your HOA fees

WHAT DO THE HOA FEES PAY FOR? The HOA fee of 225
that we pay each month, allows the Homeowners
Association to Maintain and keep in good repair
the pool, clubhouse, weight room and fitness
equipment, the common property with inclusion of
maintenance, repair, and replacement of all
landscaping, paving and other improvements
situated on the common property. Maintain all
entry features for the community, including the
gate and gatehouse, and all street signs
originally installed. All storm water drainage
detention and retention areas and relative
facilities which were originally installed. All
water and sewer pipes or facilities which serve
more than one unit whether located within or
without the unit boundaries. Exterior surfaces
of garage doors (owner responsible for the
operation of the garage doors). Mowing and
maintenance of all grass within the community.
All roofs, downspouts and gutters. All exterior
building surfaces with the exception of hardware
and glass provided, however, the Association
shall not be responsible for waterproofing
foundations either above or below grade. All
driveways. Also, a portion of the fees are used
to pay the premiums for the master insurance
policy the termite bond for the entire property
utility (lighting and gas) bills telephone (gate
call box) and trash collection. ABSOLUTELY WILL
NOT BE TOLERATED! It has come to the attention
of the Board that guests of some of the residents
here are being directed to park in the driveway
of homes that are unoccupied. On one occasion,
someone even had the nerve to park in the
driveway of a resident who was at home! This
kind of presumptuous behavior will not be
tolerated! These vehicles will be towed without
warning or notice to owners!
