Importance of Regular Roof Inspections and Maintenance

Description:

You cannot always just look at a roof and decide whether it needs to be repaired or replaced. Is good to hire a professional to give assessment of exactly what needs to be done to ensure your roof is still protecting your home or office. – PowerPoint PPT presentation

Title: Importance of Regular Roof Inspections and Maintenance

1
The Importance of Regular Roof Inspections and
Maintenance
  • Roof Consulting Services, Inc.

2
Roof Maintenance
  • A regular maintenance program is essential to
getting the maximum life from a roof
  • Dont assume that just because a roof doesnt
    leak, it hasnt incurred damage

3
Roof Inspections
  • Inspecting and maintaining a roof is the only way
to extend its service life after it has been
    installed
  • Semi-annual inspections can catch many roofing
problems before any major damage occurs

4
Visual Inspections
  • Periodic visual inspections can greatly increase
the service life of any roof assembly and
    therefore reduce life cycle costs
  • Qualified roof inspectors walk over the entire
roof area looking for and photographing any
    deficiencies

5
Moisture Surveys
  • Water infiltration  is one of the industry's most
persistent and costly problems resulting in roof
leaks, loss of insulating properties, structural
    deterioration and property damage
  • Infrared Moisture Surveys can determine if and
where detrimental moisture is in a roofing system

6
Aging Wear
  • The natural tendency of a roof system, as with
most materials, is to slowly deteriorate from the
moment it comes into contact with the environment
  • The climatic conditions a roof is exposed to can
be extreme - Intense sun rays can boost
temperatures on the roof over 150 F and swings
between hot and cold can be as significant as 40
to 50 degrees in 24 hours

7
Inspect All Components
  • RCS utilizes a checklist to ensure that all
conditions are accounted for during inspection
  • We include the perimeter edge, wall flashings,
    terminations, equipment curb flashings, seams,
    caulkings, etc.

8
Document All Deficiencies
  • We mark and number deficiencies with spray paint
    or a grease pen
  • And we utilize photographs as a backup to marking
    the roof surface

9
Perform the Repairs
  • Make sure you are repairing the deficiencies
after each inspection and not waiting until water
    enters the building
  • Utilize a roofing professional who uses the
proper equipment, materials and methods to
    perform the repairs
