Preliminary Energy Audit
7
  • Preliminary energy audit is a short inspection,
survey and analysis of energy flows
  • in a building, process or system with the
    objective of understanding
  • the energy dynamics of the system under study.
  • The objectives of conducting a Preliminary Energy
    Audits are
  • Identify opportunities to reduce energy that is
    used and not delivering
  • a service
  • Establish the initial feasibility of
    implementing the energy conservation techniques

8
Detailed Energy Audit
9
The Detailed Energy Audit expands on the
preliminary audit by collecting detailed
information about facility operation and
performing detailed evaluation of energy
conservation measures.
  • Utility bills are collected for a 12 to 36 month
period to allow the auditor to evaluate the
    facility's energy/demand rate structures and
    energy usage profiles.
  • Collected and analyzed utility data are exposed
to the detailed energy profiles analyses and
examined for signs of energy waste and potential
    recovery.
  • Additional measurements monitoring are
    performed.
  • In-depth interviews with facility operating
personnel are conducted to provide a better
    understanding of energy consumption patterns.

10
  • Detailed Energy Audit
  • identifies all energy-conservation measures
    appropriate for the facility.
  • provides detailed technical analysis for
    recommended energy conservation measures
  • provides detailed financial analysis for
    recommended energy conservation measures

All the above-mentioned factors are analyzed in
depth to build a business case
11
The most energy demanding systems are
  • Air Conditioning system
  • Electric Cooking
  • Lighting
  • Refrigerators
  • Water Heating
  • Entertaining Equipment (TV, Audio, Hi-Fi,
  • Computers)
  • Laundry

12
Water consumption
  • Irrigation systems (about 12 liters of water
required for 1 m² per day)
  • WC flushing
  • (18 liters of water every flush)
  • Bathing Washing
  • (80 liters of water
  • per person per day)
  • Laundry Dishwasher
  • (75 liters of water
  • per person per day)

Post Construction Service
32
CCC- Control Command Centre
The CCC system facilitates the integration of
various subsystems into a user-friendly,
manageable solution operated from a central
point. This system offers constructive energy
savings for the entire building.
EMS Energy Engineers are permanently monitoring
remote facilities for minimum energy consumption.
All relevant data and working parameters are
downloaded and analyzed by CCC operator.
33
Clean Development Mechanism (CDM)
34
The Clean Development Mechanism (CDM) is an
arrangement under the Kyoto Protocol allowing
industrialized countries with a greenhouse gas
reduction commitment to invest in projects that
reduce emissions in developing countries as an
alternative to more expensive emission reductions
in their own countries.
The CDM is supervised by the CDM Executive Board
(CDM EB) and is under the guidance of the
Conference of the Parties (COP/MOP) of the United
Nations Framework Convention on Climate Change
(UNFCCC).
35
Emissions Trading and CDM
Emissions trading is a way of introducing
flexibility into a system where participants have
to meet emissions targets. These participants may
be countries (as in the case of the Kyoto
Protocol), or companies (as in the case of a
domestic emissions trading scheme). Participants
can buy units to cover any emissions above their
targets, or sell units if they reduce their
emissions below their targets. The presence of a
market for these units creates a value for
emissions reductions which stimulates investment
in the most cost-effective areas.
MAKE A GOOD LIVING SELLING YOUR OWN CARBON
CREDITS!
EMS will show you HOW!
36
Green Building LEED Certification
37
LEED certification for existing building provides
independent, third-party verification that a
building meets the highest Green Building and
performance measures. All certified buildings
receive a LEED plaque, which is the globally
recognized symbol demonstrating
that a building is environmentally responsible,
profitable and a healthy place to live and work.
The LEED for Existing Buildings Rating System
(LEED-EB) maximizes operational efficiency while
minimizing environmental impact. It gives
building owners and operators an effective
benchmark and verification system for measuring
up-grades, improvements and maintenance over the
life of a building.
LEED-EB has been designed by leading experts in
the building industry to promote buildings that
are economically profitable, environmentally
responsible and healthy, productive places to
live and work. The Flexibility of LEED-EB allows
to create operations, maintenance and upgrade
strategies focused on the environmental
performance goals of the building or organization.
38
LEED-EB Certification Levels
There are both environmental and financial
benefits to earning LEED certification.
  • LEED-certified buildings
  • Lower operating costs and increased asset value.
  • Reduce waste sent to landfills.
  • Conserve energy and water.
  • Healthier and safer for occupants.
  • Reduce harmful greenhouse gas emissions.
  • Qualify for tax rebates, zoning allowances and
other incentives in hundreds of cities.
  • Demonstrate an owner's commitment to
    environmental stewardship and social
    responsibility

EMS will guide you through LEED-EB Certification
procedure
