W. Alex Coley, CFA
As a Principal and cofounder of Hallmark
Partners, W. Alex Coley is actively involved in
each aspect of the companys business. Mr. Coley
is directly responsible for new development
activities of Hallmark Partners. Mr. Coley has
been involved in the commercial real estate
industry since 1977, and was previously
associated with Wilson Development Company. This
Jacksonville, Florida based real estate
development company operated commercial and
residential properties in various southeastern
cities. Mr. Coley was involved in all aspects of
developing and managing a portfolio of over one
and one-half million square feet of office and
light industrial space. Mr. Coley has a B.A. in
Banking and Finance from the University of North
Florida and is a licensed Florida Real Estate
Broker, a Florida Mortgage Broker and a Chartered
Financial Analyst. Mr. Coleys professional
affiliations include membership in NAIOP, The
National Association of Industrial and Office
Properties (member of the National Board of
Directors and former President of the Northeast
Florida chapter) membership in the Institute of
Chartered Financial Analysts (CFA) membership in
the Financial Analysts Federations (FAF) (member
of the local Board of Directors) membership in
the Association for Investment Management and
Research (AIMR) member of the Commercial
Development Task Force the Industrial
Development Task Force and a member of the
Cornerstone Investor Group of the Jacksonville
Chamber of Commerce. Further, Mr. Coley is
involved with a variety of local charitable
groups.

Jeffrey A. Conn
Jeffrey A. Conn has been active in the real
estate industry since 1972. He was first
employed for sixteen years with Alliance Mortgage
Company, a Florida based, statewide mortgage
banking firm. During his tenure, he spent the
first twelve years in south Florida, focusing on
new loan originations and the subsequent
remaining four years directing the companys
commercial production division headquartered in
Jacksonville. Mr. Conn is a co-founder of
Hallmark Partners, formed in 1993. He is
actively involved in all aspects of the companys
business including development, leasing and
property management. He is a licensed mortgage
broker and real estate broker in the state of
Florida. He is a past president of the
Jacksonville Chapter of NAIOP, the National
Association of Industrial and Office Properties.
He is also a member of the Commercial Development
Task Force and the Industrial Task Force of the
Jacksonville Chamber of Commerce. He is a member
of the Advisory Board for the Center for Real
Estate Studies at the University of Florida in
Gainesville. He sits on the Board of Directors
of the Otis Smith Foundation, a charitable
organization that focuses on underprivileged
children in the Jacksonville area.

J. Patrick Thornton II
Mr. Thornton began his career with Southeast
Bank, N.A. as a Commercial Loan Officer,
responsible for the initiation and management of
a real estate loan portfolios. This included the
origination and monitoring of construction
progress and funding draw requests for real
estate loans. In 1990 he joined Faison
Associates as a Leasing Representative where he
was responsible for coordinating the marketing
and leasing of 430,000 square feet of office and
industrial space. While with Faison Associates,
Mr. Thornton leased approximately 150,000 square
feet. In 1993, Mr. Thornton joined the real
estate department at GATX Logistics, Inc. as a
Property Manager. He was responsible for
assisting in the management and leasing of 136
facilities, consisting of approximately
23,000,000 square feet. In December of 1993 Mr.
Thornton joined Phoenix Realty Group as a Leasing
Specialist focusing primarily on the suburban
office market. While at Phoenix, Mr. Thornton
leased over 300,000 square feet of office and
industrial space. In 1996, J. Patrick Thornton
II joined Hallmark Partners as its Director of
Marketing and in 1998 Mr. Thornton was appointed
Principal. Since joining the company, Mr.
Thornton has leased 4.5 million square feet of
office and industrial space in Jacksonville. Mr.
Thornton has a B.A. degree in Business Economics
from Wofford College in Spartanburg, South
Carolina and completed the Executive Education
Program at Harvard University in 2003. He is
currently president elect of the Jacksonville
chapter of National Association of Industrial and
Office Products (NAIOP) and has served on the
local board for the past six years. He is also a
member of the Commercial Development Task Force
of the Jacksonville Chamber of Commerce, Past
Chairman of The Seton Club, a charitable
foundation of St. Vincents Hospital and has
volunteered at San Jose Catholic School for
seventeen years as the boys basketball coach.

Coen V. Purvis, AICP
Coen V. Purvis joined Hallmark Partners in 2002
as Senior Vice President. With over 17 years of
professional experience in real estate and
planning, Mr. Purvis began his career with
Reynolds, Smith and Hills, a leading
architectural, engineering and planning firm
located in Jacksonville. In 1990, Mr. Purvis
joined Baita International, Inc., a 425 million
real estate investment and management company.
Serving as Senior Vice President of Business
Development, Mr. Purvis oversaw the development,
acquisition and business operations of more than
150 million in retail projects.
Responsibilities included identification of
potential investments, contract negotiations, due
diligence, offering memoranda, financial
analysis, construction management and disposition
strategies. Prior to joining Hallmark, Mr.
Purvis spent three years serving as Chief of
Comprehensive Planning for the City of
Jacksonvilles Planning and Development
Department. Appointed by Mayor John Delaney, Mr.
Purvis oversaw all land use and zoning issues
including requests for land use changes,
re-zonings, exceptions, deviations and waivers,
PUDS and DRIs. Other responsibilities included
zoning code interpretation and enforcement,
historical preservation, neighborhood and
district planning studies, brownfields program,
and capital improvement planning. In addition,
Mr. Purvis also served as staff to the
Jacksonville City Council and Planning
Commission. Mr. Purvis has a Master of Science
Degree in Planning as well as a Bachelor of Arts
Degree from Florida State University and is a
member of the American Institute of Certified
Planners, American Planning Association, National
Association of Industrial and Office Parks, and
the International Council of Shopping Centers.

Peter D. Fraser
Peter D. Fraser joined the firm in 1999 focusing
on retail and industrial leasing and sales. In
the industry since 1980, Mr. Frasers career
began with Treco Property Services handling their
neighborhood/community centers portfolio.
Subsequently he has worked with Bramalea Ltd. in
Houston, Texas, Rouse Associates in St.
Petersburg, Florida and the last four years with
CB Richard Ellis, where he handled 1.4 million
square feet of shopping centers in northeast
Florida. His extensive background includes
expertise in sales, leasing and development. Mr.
Fraser has a Bachelor of Arts degree from Ohio
State University, is a member of the
International Council of Shopping Centers and the
National Association of Industrial and Office
Parks. He has been a Florida licensed real
estate broker since 1981.

Jay Montanus
Jay Montanus joined Hallmark Partners in 2003
after an active career spanning 22 years as a
licensed commercial real estate associate in
Ohio, Kentucky and Florida. Ms. Montanus began
her career in 1981 as a licensed agent in Ohio
for United Farm Agency, Inc. She specialized in
the marketing and sales of agricultural
properties and land for commercial development.
Upon relocating to her hometown of Cincinnati,
Ohio in 1985, she joined the sales team of
Coldwell Banker Commercial (now known as CB
Richard Ellis, Inc.) marketing both office and
retail properties. She also provided
representation services to Allstate Insurance
Company, Sears Paint and Hardware stores and Bank
One for multiple site selections throughout
southwestern Ohio. In 1992, Ms. Montanus was
hired by the Miller-Valentine Group, a Dayton,
Ohio based commercial developer and past NAIOP
Developer of the Year, as its Director of
Business Development. Her primary
responsibilities included the marketing, sales
and leasing of Miller-Valentines office,
industrial and retail properties in the Greater
Cincinnati and Northern Kentucky markets. Her
duties also included the coordination of all
design, tenant build-out and property management
services, provided to a growing client base, as
well as Build-to-Suit sales efforts. While with
Miller-Valentine, she notably increased portfolio
value through leasing efforts consistently
exceeding 14 million in annual lease
consideration and played an integral role in the
development and leasing of 574,000 square feet of
new office and industrial product for the
company. These efforts were recognized in her
promotion to Vice President in 1997. Ms.
Montanus resigned from this position in 2002 to
form her own real estate investment firm and in
early 2003, relocated to Jacksonville, FL. Jay
Montanus attended both Northern Kentucky State
University and Miami University of Ohio. She
continues active membership in the National
Association of Industrial and Office Parks and
was a founding member of Cincinnatis chapter of
Commercial Real Estate Women. As a new resident
of Jacksonville, Ms. Montanus has quickly become
a valued asset to Hallmark Partners and looks
forward to increasing her professional and
charitable affiliations.

Elisabeth K. Crews
Elisabeth K. Crews joined Hallmark Partners in
1993. With over a decade of experience in the
real estate industry Ms. Crews has extensive
experience in all aspects of property management
from the day to day operation of the individual
properties to nurturing tenant relationships.
Ms. Crews has a highly developed level of
attention to detail. As Hallmarks Director of
Property Operations, Ms. Crews is responsible for
the management of 600,000 square feet of office
and light industrial space. Prior to joining
Hallmark Ms. Crews was associated with Wilson
Development Company. This Jacksonville based
real estate development company operated
commercial and residential properties in various
southeastern cities. While at Wilson Development
Company, Ms. Crews responsibilities included
property management and asset management of a
company owned portfolio of over one million
square feet of office and light industrial space,
including Belfort Park. Prior to Wilson
Development Company, Ms. Crews worked for The
Rouse Company during the development and
pre-leasing phase of The Jacksonville
Landing. Ms. Crews has been a licensed Florida
Real Estate Salesperson since 1982, is a
candidate for the Institute of Real Estate
Management (IREM), Certified Property manager
designation and a BOMA member.
