3- COMMERCIAL AREAS IN ISTANBUL
- Commercial use accounts for 5 of the total
land area. - Commercial use can be broken up into
commercial retail and business related uses. - The highest concentration of commercial use
is in the city center in Eminönü, Fatih, Beyoglu,
Galata, Sisli, Besiktas and the new CBD the
Levent-Maslak axis. -

5- The city center is where most commercial activity
takes place. The old city is the center for
traditional retail and wholesale commercial
activity. - Malls and other modern shopping centers in places
like Taksim satisfy the more modern commercial
taste of the population. Commercial office and
service related uses such as banks, financial
services, hotels, convention centers are among
the uses of the commercial sector.
6- Description of Shopping Center
- A shopping mall or shopping center is a building
or set of buildings that contain a variety of
retail units, with interconnecting walkways
enabling visitors to walk easily from unit to
unit. Strip malls have developed since the 1920s,
corresponding to the rise of suburban living in
the United States after World War II. - As such, the strip mall development has been the
subject of the same criticisms leveled against
suburbanisation and suburban sprawl in general.
In the United Kingdom these are called retail
parks or out-of-town shopping centers or
precincts. - Shopping malls are not only the places for
shopping activity anymore but also a place for
recreational, cultural and eating-drinking
activities.

- From ancient times to the present day, markets
have sprung up wherever people have settled into
communities. - The Greek agora the Roman forum the templates,
souks and bazaars of the East medieval market
fairs and the glass-covered shopping arcades of
nineteenth-century Europe all nourished the soil
from which the modern shopping center grew. - The modern shopping center was born of North
American culture, geography and property, but it
has spread across the Europe.

10SHOPPING CENTERS IN TURKIYE
- In Turkiye the number of the big-scaled shopping
malls are 65 additionally, Istanbul is the most
suitable city for investments with 13 million
population. According to the researches in 2002,
there is one shopping mall for each 1.5 million
people. Today, the number of the shopping malls
in Turkiye has reached to 127.

16The Grand Bazaar in Istanbul is one of the
largest covered markets in the world with more
than 58 streets and 4,000 shops, and has between
250,000 and 400,000 visitors daily. It is well
known for its jewelry, pottery, spice, and carpet
shops. Many of the stalls in the bazaar are
grouped by type of goods, with special areas for
leather coats, gold jewelry and the like. The
bazaar contains two bedestens (domed masonry
structures built for storage and safe keeping),
the first of which was constructed between 1455
and 1461 by the order of Sultan Mehmed the
Conqueror. The bazaar was vastly enlarged in the
16th century, during the reign of Sultan Suleiman
the Magnificent, and in 1894 underwent a major
restoration following an earthquake.

18The Spice Bazaar, Egyptian Bazaar in Istanbul,
Turkey is one of the oldest bazaars in the city.
Located in Eminönü, it is the second largest
covered shopping complex There are different
accounts regarding the origin of the name of the
bazaar. Various spices from the Orient were
offered here in the past, Egyptian Bazaar was so
named because the spices used to be imported from
Egypt. On the other hand, in the Byzantine
period, the site of the Spice Bazaar was the
centre of corn trade.

- Orjin Group has built Istinye Park on
- 1,3 hectare land where belong to Dogus
- Holding. The shopping center comprises

42ANALYSIS OF CIRCULATION
- Target Groups access to the shopping center is
not appropriate on foot - therefore, the area becomes a magnet of traffic
jam and individual cars. - According to the traffic research based on the
car passes across Istinye - Bayiri Street, from 1730 to 1735 185 cars
passed. - From 4.Levent Metro Station Buses are 40B
Sariyer, 29S Istinye Dereiçi, - 42 Bahçeköy, 29B Resitpasa, 29P Poligon
- It takes approximately 40 minutes at 05.30 p.m
- From Besiktas There are busses to Istinye Park
stop from Besiktas. - Minibuses take off from Besiktas and 4.Levent
Metro Station.
43ANALYSIS OF LAND USE
- In the center of the shopping area there are
restaurants, a 2500 m2 healthcare center, and a
cinema with 12 saloons. - Parallel to the economic development in Turkey,
purchase power increases. In addition to that
publics interest in shopping centers increase.

46ACCESSIBILITY
- Parking lots are still on construction, this
problem increases traffic jam on the way from
Besiktas-Sariyer. Most of the bus lines pass
through this access. In addition to this, lanes
of the road decreased to one because of the
construction that spread in the middle of the
road.
Another mistaken implementation is the need of
pedestrian way to Istinye Park. Along the road in
front of the center there is no traffic lights or
pedestrian crossing.
47PARKING PROBLEMS
- Park capacity is 3 000. Circulation of 3000
vehicles during the day, traffic jam in entrance
and exit of the park. - Parking issue has not finished yet the
underground transportation directly to the
parking lot of shopping center, but some of the
parking lots in Istinye Park are in use and
parking lots at the crossing side of the road is
available.

- Weekdays 40 000 visitors
- Weekend 160 000 visitors
- Parallel to the economic development in Turkey,
purchase power increases. In addition to that
publics interest in shopping centers increase. - Only in the shops there are 4000-5000 employees,
thus the project has a big effect on the
employment power.
49CONCLUSION
- People prefer spending their time in a place that
involve all facilities such as shopping,
entertainment, cultural activities, leisure
center and eating-drinking activities. - The main aim of shopping centers is to sign
people to consume but this is be hidden by
recreational places. Another aim of the shopping
centers is socializing people. However, it is
meaningless to build shopping mall in to the city
center for more participation. - Target group for Istinye Park is high-income
social class. In addition to that, there is a
considerable number of university students among
the visitors.
50- Istinye Park is near the IMKB, the universities
(ITÜ, Isik University and Koç University), close
the CBD, easy to access TEM and E5, has easy
connection to FSM and Bosporus Bridges. All these
strengths of Istinye Park Area makes the estate
value increase. - Although it is near to the transport axles,
infrastructure does not have enough capacity for
the probable demand of transport. There are
transportation works in order to solve the
traffic density problem, maybe this new
infrastructure can untie the traffic problem.
51ISTINYE PARK
52- Building shopping centers in Maslak where is new
developing financial center, are sufficient but
number of them is considerable. All in all,
shopping centers have effective role in land use.
