1. Complete Request for Services (RFS) List
transaction / project objectives and Expected
results. Schedule , budget, Responsible parties
all specified. Define the Business Case
Objectives for project 2. Identify all Facts
Acting on Project Document Space Requirements
(area for warehouse, SMs of office, headcount,
uses ) Establish cost expectations (market
rents, renovation expenses, move costs,
furniture, annual costs,) Define geographic
boundaries and project schedule expectations.
3. Assign Resources Obtain
Approvals Determine if the NCH Global CRE
Services provider (Cushman Wakefield) can
support projects in specific market area. Conduct
appropriate level of real estate services to
achieve Business Case objectives. May require
only a Self Service level approach where NCH
associates complete all steps of process. Conduct
appropriate level of Environmental, Health and
Safety review of potential site to ensure is
acceptable alternative. Obtain CFR funding
approval for project through published process.

4. Execute the Project Complete Market Surveys
and RFPs as required to determine best
alternatives to meet project objectives. Complete
appropriate Environmental Site Review and ensure
any required permits can be obtained Select
alternative, do space / layout plan, determine if
use will fit alternative sites Negotiate lease or
use documents. Obtain Legal review of lease
documents. Execute documents Provide final
executed documents to Corporate CRE Administrator
in Dallas. Complete construction and move in
activity 5. Value Add Analysis (VA) Recap of
actual results obtained during transaction /
project. Completed by field broker or project
manager at completion of project. 6. Client
Survey Primary customer contact and client are
sent survey along with prior two forms to
evaluate performance of CRE team on this project
against objectives.
