Title: HighPerformance Housing

1
High-Performance Housing
  • Ed Bobinchak, Great Lakes Capital Fund
    ebobinchak_at_capfund.net

2
What is High-Performance?
  • Energy Efficient Construction
  • Healthy Comfortable to Live in
  • Conserve Water Protect Natural Resources
  • Durable / Easier to Maintain

3
Energy Efficient Construction
  • Building in a way that promotes Energy
    Efficiency
  • First, build tight to prevent air-infiltration.
  • Then, upgrade light-fixtures, heating plants,
appliances and insulation to minimize energy use.

4
Health and Comfort
  • Build Healthy Housing
  • First, keep toxic substances out of the building
  • Then, build to minimize moisture and prevent mold
    growth.
  • Finally, ventilate right to bring in fresh,
    outside air in controlled amounts.

5
Healthy building means
  • Low or no Volatile Organic Compounds (VOCs) in
    Paints, Primers or Adhesives
  • Low or No Formaldehyde wood products (can satisfy
    by sealing with low-VOC paint)
  • Minimize Carpeting Especially in wet areas
    (laundry, bath, kitchen, entry)
  • Passive Radon vent-pipe required in counties
    where Radon is prevalent

7
Conserve Water
  • New Construction and Moderate Rehab
  • 1.3 Gal/Flush Toilet (or less)
  • 2 Gal/Min Showerheads
  • 1.5 Gal/Min Kitchen Faucets
  • 2 Gal/Min Bathroom Faucets
  • Efficient Irrigation if irrigation is necessary
  • Use drip or tube irrigation, not spray
  • Use captured rain water/grey water
  • Use Native trees and plants

8
Environmental Impact
  • Minimize impact on the Ecology.
  • Reuse existing buildings
  • Build denser in-fill within developed
    communities
  • Use modern framing systems and designs that use
    less material.
  • Use building products with high percentage of
recycled material and recycle waste from
    construction

9
Durability
  • Long-Term Affordability/Durability
  • Greater Comfort for Tenants
  • Lower Operating Costs
  • And it is the right thing to do! All buildings
will be built like this in 10 years. Why wait?

10
Barriers to HP Housing
  • Conventional Building process

Project
Contractor
Subcontractors
Architect
Developer
11
High-Performance Process
  • Integrated Design

12
How to get started
  • Avoid Competitive Bidding
  • Use a RFQ not RFP process
  • Hire a Green Consultant/Energy Rater
  • Hold a Design Charrette with all members of the
    Development Team.

13
Passing on the Information
  • Every development should have
  • Building Maintenance Manual that explains
    building features and their care
  • Occupant Manual that encourages continued healthy
    practices and operation of equipment
  • Owner or New Resident Orientation

14
