  • Alta survey has been specifically designed to
    conduct an extensive survey for the lender of
    mortgage or Title Company for the issuance of
    mortgage or title insurance. ALTA Survey
    basically is conducted by American Title
    Association along with the Congress for Survey
    and Mapping.

American Title Association
  • Alta or the American Title Association which was
    formed in the year 1907 is a form of national
    trade association that represents the interests
    of the abstract and title insurance agencies in
    America. The members of this association protect
    the interest of the mortgage lenders and the home
    buyers who make investments in the real estate
    through searching, reviewing and insuring the
    land title. In America most of the title
    insurance companies have the ALTA membership
    along with title agents and abstractors. ALTA in
    co operation with American Congress of Survey and
    Mapping have created a set of rules and standards
    for land survey in order to bring uniformity in
    the entire survey process and information.

ALTA Survey
  • An ALTA Survey basically is responsible for
    showing the improvements, easements and every
    other factor that impact the land ownership. The
    survey can also be arranged for commercial
    properties, since the title company is provided
    the information that is required for insuring
    title to land and also high degree improvements
    that may be required by any commercial
    development. For an ALTA survey to be completed a
    present title commitment is necessary which would
    be referred to by the surveyor in connection with
    the properties legal description as well as that
    of any exception. A graphical representation will
    be given to the quarter of improvements,
    ownership and exceptions.

  • If in case of any sort of encroachment is
    discovered in the survey then it is also shown
    graphically and along with it a note on the
    character of the encroachment can also be
    included. In the certification of the survey the
    names of the groups affected are included. It is
    very necessary for the surveyor to work closely
    with Title insurance company as both are
    dependent on each other to bring out the matters
    that affect the land ownership and also
    improvement in an all inclusive way.

    which has been allowed as per right. The zoning
    certificates are required for the approving
    building permits or licenses of businesses.
    Zoning certificates are another necessary
    requirement for a better and in detailed survey.
