10 Must Ask Questions for First-Home Buyers When
Buying A New Home
3
Are you quite enthusiastic about buying a new
home? Want to clear your mixed-up thoughts after
choosing one? Time for viewing then! After a lot
of head-scratching, first-home buyers do this not
only by taking a good look around the house but
also by asking critical questions to the
seller. Everything you find out now can be
useful later in the negotiations. You cannot
visit a house without some preparation.
Fortunately, you will find a checklist and 10
questions here with an explanation of why you
should really ask them.

Visit The House With A Checklist
Buying your first home is surely not a small
purchase of your life. So, take the time to view
it and work carefully. Think about Area What do
you think of the surroundings and neighborhood of
the house and the people you see there? What
amenities do you have in the area? House outside
What does the roof look like? Is the house not
crooked? Are the frames in good condition? House
inside What do you think of the layout? What do
the walls and ceilings look like? Are the
bathroom and kitchen in perfect condition, or
does a lot need to be done before it works and
looks to your full satisfaction? It is therefore
important to open all kitchen cabinets during the
viewing, but also to ask good questions to the
seller or selling agent. What do you have to
think about it? First-home buyers, who are going
to view a house soon, should ask these 10
questions anyway before buying a new home.

1. How Long Has This House Been For Sale?
It is important to ask how long the house has
been for sale. This gives you insight into how
popular the home is. Is the house being for sale
for more than six months? Then there is a better
chance that the sellers will agree to a lower
offer. After all, they have been waiting for a
buyer for a long time. The longer the house is
for sale, the lower you can bet your opening
offer.

2. Has The Seller Already Found Another Home?
If the answer to this question is Yes, then you
can count on the seller to want to sell as soon
as possible. It just depends on how quickly the
seller can get into his or her new home. So be
sure to ask about this before buying your first
home. If you know whether and how quickly the
seller can move into the next home, you will
immediately have an indication of when you can
move into the house yourself. Important to know,
of course.
7
3.How Long Has The Seller Lived in The House?
Imagine that it turns out that the sellers are
already moving after a very short time. Then you
probably get the feeling that there is a catch.
Thus, it is always beneficial to ask this
question. Be sure to check whether previous
sellers have all moved quickly. That can indicate
problems that you are not waiting for, for
example, in the neighbourhood. You better find
out right away.

4. Why is the house being sold?
Always try to find out the reason why the
property is being sold from the seller or the
selling real estate agent. Is the seller
divorced, or does he or she have a job on the
other side of the country? That is, of course,
slightly different than that there are problems
with the neighbours or that there are defects in
the home. In addition, you can get information
from the reason for the move about how quickly
the seller wants to get rid of the house.
9
5. Are There Many Other Interested People?
If you are a fan of the property and are
considering making a bid, it is smart to know if
you have competition. Ask not only how many
people have already come to see but also whether
a bid has already been made. The selling agent
may not tell you about the number of other bids
but about how many people have made a bid.
10
6. What is it like to live in this
neighbourhood?
Ask the seller or real estate agent exactly what
the neighbourhood is like to live in. Is it
recommended, or does the seller think there are
any downsides? Please note, what is less pleasant
for him or her can actually be a relief for you.
So always ask for the reason behind an opinion
before buying your first home.
11
7 What about the costs for the maintenance of
the house?
You probably prefer buying a new home where you
do not have too much maintenance. That is why it
is useful to ask how much the maintenance has
cost the seller approximately. What has the
seller already tackled? Maybe the window frames
have just been painted and some roof tiles
replaced. That saves you work and money. Is there
something that needs to be replaced about the
house? Of course, the seller knows that best.
12
8. What is the cause of any defects?
Get a good impression of the property condition
during the viewing. Are there damp spots or
cracks on the walls? What does the crawl space
look like? If you notice something about the
house, immediately ask the questions to the
seller. Ask why, for example, moisture spots can
be seen and what the seller has already done to
prevent or improve this.
13
9 How much money do you spend on monthly costs
for gas and light, among other things?
It is not surprising to ask what gas and light
costs per month. This will help you know what you
should ultimately pay for the home. Ask
immediately what the energy label is during the
viewing.
14
10 Are there things I can take over?
In principle, you buy a house without a movable
property. But maybe the seller would like to
leave certain things in the house. Or who knows,
maybe you have your eye on something. If you want
to take over the movable property from the
seller, you must make good agreements about this.
